While the properties are rented out to generate regular income for all owners, each owner can stay in the properties at the prevailing market price. In fact, when you stay in one of your properties, you will effectively pay a lower rent, as a portion of it comes back to you as a owner of the property.

    Terms and fees are specific to each transaction and are always available in the information materials shared with the registered members. As a guiding principle, most of ENTR income is based on the actual performance of the properties. Besides ENTR receives the vast majority of its revenue only after the members have recovered their initial investments. This ensures a strong alignment of interests between owners and ENTR.

    Each opportunity is selected based on a series of criteria including location, layout, size, price and capital gains potential. ENTR uses a combination of (i) data-powered analysis, (ii) on-the-ground inspection and (iii) market experience & insights to assess each property. For instance each property must be in central, vibrant and dynamic neighbourhoods​ in order to attract quality tenants and generate superior rental yield. Central location also helps with the liquidity of the property in the perspective of its eventual sale for the benefit of the owners. The ENTR team follows a disciplined approach to acquire properties for its members as most of its compensation is linked to property performance and the ENTR team invests also personal capital alongside the members.
  • What type of real estate will ENTR team select?

  • Why does ENTR focus on prime properties?
    High quality properties are by nature lower risk assets and during periods of general uncertainty, they benefit from a trend called “flight-to-safety” where investors are looking to deploy money into lower risk investments. This explains why both the value and liquidity, i.e. the ability to convert a property into cash, of prime properties remain particularly resilient across economic cycles. That is also why this type of real estate is particularly well suited for capital preservation while generating stable rental income for owners.
  • Why are the properties not always listed on the ENTR platform before their acquisition for the owners?
    Our approach to sourcing properties is to focus on quality properties, often off-market, in prime locations that are highly sought after and typically transact very quickly at the right price. For this type of real estate, funding certainty and speed are critical to capture the best opportunities and to obtain competitive terms for ENTR and its members. That is why listing pre-identified properties to be acquired before raising funds from investors is not always compatible with the profile and location of real estate assets targeted by ENTR. When the possibility is available, i.e. we have an exclusivity period with a seller, the intention is to provide on our platform information about a targeted property before its acquisition. In any case owners have complete visibility over the type of properties that are acquired thanks to defined acquisition criteria guidelines and can rely on the fact the ENTR team itself invests alongside them.
  • How and when do I get paid?
    Owners with ENTR will receive both regular income from rental and capital gains upon the sale of the properties. Rentals income will be distributed to owners two to four times a years. Upon the sale of each property, the owners will be returned their initial investment together with their share of net capital gains. You will need to provide us with your account details so that we can make the relevant transfers.
  • How long is the investment period?
    By nature, real estate is not as liquid as financial markets investments, but offers other key benefits. We recommend our owners to take a medium- to long-term view for an investment in real estate in order to optimize their returns. Our guidance is an investment period of around 3-5 years to enjoy the full benefit of capital appreciation and build wealth - the longer, the better. We are always on the lookout for the possibility of exiting ahead of time if the market conditions are favourable, i.e. real estate super cycle.
  • How can I track the performance of my investment?
    As ENTR is bringing the oldest asset class to the 21st century, co-owners will enjoy the full ownership experience with direct access to regular updates on the performance of each property through a dedicated and secure account on their online dashboard.
  • Can I withdraw from or sell my investments before the term is up?
    Yes, you can sell your ownership in the properties at any time. You only need to to notify ENTR of your intention to sell and ENTR will provide you with an updated valuation of your ownership position. We are confident that we can assist you in finding a buyer at the appropriate value thanks to our access to a large private pool of investors but liquidity cannot be guaranteed at this stage.
  • Can I see the properties where I have invested?
    Owners with ENTR will have access to in-depth profiles for each property with photos and floor plans as part of the ownership experience.
  • Can I stay at the properties?
    The ENTR team believes that investment in prime real estate should offer satisfaction that often goes beyond the financial returns potential, hence owners of a collection will have a priority access to stay in all of the properties, enjoying the convenience of their prime locations in vibrant and dynamic cities. While the properties will be rented out to generate regular income for all owners, each owner will be able to stay in any of these properties at the prevailing market price. In fact, when you stay in one of the properties in the collection, you will effectively pay a lower rent, as a portion of it comes to you as a owner of the property.
  • What happens if ENTR goes out of business?
    The ownership structure ensures that the titles to the properties will continue to belong to the members even if ENTR goes out of business.
  • When ENTR raises debt financing to acquire properties, is there any recourse to the co-owners?
    No, any property loan raised to finance the acquisition of properties will be a non-recourse loan, i.e. there is no liability for the owners.
