Two New Prime Properties Entering The ENTR Paris Collection
Entering 2021 in a fluctuating market, ENTR faced in Q1-2021 a marked disconnect between the asking prices from sellers and our views on valuation which reflected different opinions on the impact of COVID-19.
While ENTR was mindful of the strong fundamentals of the Paris market, the team also believed that the asking prices seen in the first months of 2021 did not properly factor in the economic standstill caused by COVID-19.
By the end of Q1-2021, sellers became more receptive to revise their expectations downwards while buyers grew more discriminating and we saw a split in the market between real estate with “prime” attributes which could transact at the right price and “secondary” properties with few interested buyers.

Since the beginning of the year, ENTR has reviewed over 300 opportunities, visited c. 30 apartments and selectively followed up with c. 15 offers. ENTR is currently finalizing the purchase of two prime properties.
The first apartment is in the 4th arrondissement in the heart of the trendy and historical district Le Marais while the second one is in the 7th arrondissement in immediate proximity to the landmark Les Invalides as shown below.
